5 Things to Consider When Choosing a New Office Space in 2021

Nearly 200 vaccine candidates have been under development since the coronavirus emerged at the beginning of 2020.

At least 15 are undergoing human trials. Experts say that the options Oxford University and Germany are working on are most likely to be ready by the end of the year. The US, Russia and China are also making good headway. 

But even if a vaccine is found soon, we know one thing for certain: the office will operate differently moving forward.

Future Forum research of 4,700 knowledge workers found that most never want to go back to the old ways of working. Only 12% wish to return to full-time office work, and 72% want a hybrid remote-office model.

A return to the office environment in 2021

Although people generally want the option to work from home, there is still an overwhelming appetite for a return to the office in some form. 

Similar research by Gensler found that just 12% of people want to continue to work from home full-time after the pandemic subsides. Their research shows that most either want to return to the office full-time or would like a balance between the two.

1. How flexible are the agreement terms?

Let’s face it: no business in its right mind wants to commit to a long-term lease under the current circumstances.

3. Is it well-connected?

New research from the HSBC UK and British Cycling partnership revealed that 19% of UK commuters say they are more likely to cycle to work after the lockdown is lifted.

This comes as UK commuters look to avoid public transport.

Consider how bike-friendly the location of your prospective new office is. Are there ample cycle lanes? Nearby tube/overground/bus stations and parking are also important.

4.  Is the workspace tech-enabled?

Smart technologies – artificial intelligence and sensors – are being used in the built environment to automate tasks that people would usually perform.

When considering a new office space for 2021, think about opting for somewhere that uses technology to use energy smartly and one that automates processes in order to minimise physical touch points.

5. What about the ‘community’ aspect?

✔️Community managers who can introduce you to other members
